Why We Chose Design + Build (And Why It Changed Everything)

“Let me tell you why we transitioned 5stone to a Design + Build model. It wasn’t a business decision first. It was a people decision. 

For a long time, the way most of our renovation projects worked was that homeowners were asked to stitch their project together: tile from one place, cabinets from another, paint from somewhere else. Each place had someone helpful, someone experienced, someone giving advice. Everyone was trying to help. But no one was responsible for the whole.

It’s a little like trying to remodel a house by hiring individual trades without a general contractor. You might have great electricians and great plumbers, but without someone coordinating everything, the homeowner ends up carrying the burden. They become the point of integration.

That’s what I kept seeing on the design side. Clients weren’t trying to design a home. They were just trying to make good decisions. And instead, they were left stitching fragments together, hoping it would all work once construction started.

And what happens is: the stitching shows.

Design questions don’t disappear, they just show up later, when they’re more expensive to remedy. Cabinet builders end up designing cabinets. Carpenters get asked aesthetic questions in the field. Everyone’s doing their best, but decisions are being made at the wrong time, by the wrong people.

The turning point for me was realizing that design isn’t about finishes. It’s about problem-solving around how someone actually lives. A good designer is maximizing space, thinking through daily routines, anticipating friction points, and shaping a cohesive plan that fits a client’s life, not a showroom display. One of the most common things we hear now is, ‘I didn’t even know I had a style until your designer designed this project.’ Or, ‘I never would have made these selections on my own, but now I’m so happy I did.’ That’s not about pushing someone. It’s about guiding them and helping them see possibilities they didn’t yet have language for. It’s about giving them confidence in the decisions they are making.

When design leads the process, everything else gets clearer. During estimating, we’re pricing what we’re actually building. Not guessing. Before construction ever starts, our entire team meets to review, challenge, and align around the plan together. Clients don’t see most of that work, but they absolutely feel the difference. Our designer stays involved throughout construction to protect the original design intent, keeping the finished space from gradually drifting away from the original design as construction progresses. 

At this stage in my business, I’ve learned that I really enjoy working with clients who value planning and design. Not because it’s fancy, but because it leads to fewer surprises, better decisions, and a much calmer experience. Design + Build allows us to stop asking homeowners to stitch things together, and instead take responsibility for the whole picture.
